SELLERS’ Pre-listing Home, Townhouse & Condo Inspections

11 Month Home Warranty Inspections

Alberta’s New Home Buyer Protection Act (NHBPA) came into effect on February 1, 2014 to protect the interests of home buyers, builders and new home warranty providers alike. The NHBPA established a requirement that all new homes built for sale or under a construction contract must be covered by a home warranty insurance or be exempted from this requirement through an authorization from the New Home Buyer Protection Office of Municipal Affairs.

Tracker Home Inspections provides 11 month Home Warranty Inspection Services to help uncover things that could have been missed during the original construction or defects that need to be fixed prior to the expiry of your New Home Warranty.

Home Maintenance Inspections

We complete these inspections to help you keep up with the maintenance of your home, including the systems and the components in them. We help uncover issues before they can lead to unwanted problems. We recommend getting a Home Maintenance Inspection every 3-5 years.

Thermal Imaging Inspections

Thermal Imaging is a part of every Tracker Home Inspection, as the inspector deems necessary. We also offer Thermal Imaging Inspections as a separate and stand-alone service. 

We use a special infrared camera, which detects infrared energy emitted from an object, converts that energy into a temperature reading, and displays the result as an infrared image on the camera’s screen. Using the picture (thermogram) provided, we can evaluate the scenario and locate possible issues.  

Some common findings Thermal Imaging Inspections can help uncover are:

  • Plumbing leaks
  • Missing or improperly installed insulation
  • Electrical hot spots 
  • Interior/Exterior moisture intrusion
  • Flat roofs with moisture issues
  • Heat/Air loss in the building envelope

Radon Testing

Radon is an odourless gas which is emitted through soil that can be present in any home. High levels of radon gas can be harmful to your health as it is the #1 leading cause of lung cancer in non-smokers. We can help measure the levels of radon gas in your home and make recommendations based on the results.

Short-Term Testing – We provide 2-7 day radon screening assessments, which can be combined with a home inspection at a discounted rate. Screening assessments can also be purchased as a separate service. Results are collected and provided to the client on the same day that the screening assessment is complete. 

Long-Term Testing – We also provide long-term radon testing, which is recommended for any home, new or old. Our service includes the proper installation of the testing kit by a trained professional, and once the test is complete we will pick up the kit, and send it to an independent laboratory for test results. When the testing is complete, the results will be available online. 

Starting at $100 for Radon Screening when combined with a home inspection.
Long term testing starting at $250.
